Tay Homes for Sale

Why Tay Township?

Tay Township offers a relaxed small-town lifestyle on southern Georgian Bay.  With miles of scenic shoreline and parks, many full-time and seasonal residents call Tay home .  The Tay Shore Trail provides 18+ km of paved waterfront biking and walking paths , and public beaches/parks in Port McNicoll, Waubaushene and Victoria Harbour (e.g. Calvert Park, Magnus Beach, Forest Harbour Park) offer water recreation .  Despite its rural feel, Tay is just minutes from Midland (shopping, hospitals) and about an hour from Barrie, making it commuter-friendly.  The area’s heritage sites and trails round out the lifestyle appeal.

Real Estate Market Overview

Average Pricing & Trends (2025 Data)

Tay’s real estate market remained robust in 2025.  According to recent MLS stats, the average sale price for a home in Tay was about $605,000 (late 2025) , a roughly 33% increase over 2024.  Three-bedroom family homes now routinely sell in the mid-$600Ks .  Homes typically sell quickly – about 42 days on market at ~95% of list price – reflecting continued buyer demand.

Inventory Mix & Affordability

Tay’s inventory includes a mix of detached houses, townhomes, low-rise condos and vacant land.  New listings run in the dozens per month (about 30 new vs. 11 sales in a recent 28-day span ), implying moderate supply.  Compared to the GTA, Tay prices remain relatively affordable, though rising interest rates and demand for larger homes have tightened affordability.  Entry-level properties (small condos or semi-attached homes) may start in the mid-$400Ks, whereas family homes and waterfront cottages push higher.

Waterfront Premiums

Georgian Bay frontage carries a significant premium.  Buyers of lakeshore cottages or bay-view homes pay well above the township average.  For example, some 3-bedroom waterfront townhomes have fetched ~$1.3M , versus ~ $580K for a non-waterfront home of similar size.  Expect cottage and lakefront prices often exceeding $800K–$1M even as inland houses average ~$600K.  In short, waterfront property in Tay can cost 2–3× more than an inland house.

Buyer Considerations

Municipal Services & Utilities

Tay has municipal water and sewer in core areas (e.g. Victoria Harbour), but much of the township relies on wells and septic systems.  Note: the Victoria Harbour wastewater plant is at capacity and a development ban is in effect there for new sewer-connected homes .  Buyers outside village centers should plan for private services and verify infrastructure (roads, hydro, internet) for year-round use.

Zoning & Seasonal Use

Tay’s official plan zones land for various residential types: village lots, rural estates, and several lakeshore categories.  Of note are “Shoreline Residential (SR)” and “Limited Service Residential (LSR)” zones for waterfront areas .  LSR zones typically reflect seasonal cottage areas; some LSR lots may still be limited to seasonal use or minimal services.  Purchasers should confirm their lot’s zoning and whether full-time occupancy or future expansion is allowed under local by-laws .

Short-Term Rental (STR) Regulations

Currently Tay does not require a special STR license, but rental property owners must comply with provincial rules (such as collecting HST/GST or other taxes) and ensure their use fits local zoning.  The Township has not published specific STR bylaws; investors should check with municipal planning and the Simcoe-Muskoka District Health Unit for any lodging regulations.  (Note: popular lakefront spots may have posting limits or fire-code requirements, so review official guidelines.)

Neighbourhood Highlights

Port McNicoll

Port McNicoll is Tay’s west-end harbour community on Severn Sound.  It features a marina, boat launches and beaches (Calvert Park, Magnus Beach ) with easy Georgian Bay boating.  The historic SS Keewatin ship/museum is a local landmark.  A recent condo redevelopment (Canoe Bay) has brought new townhouses and lakeside condos.  Port McNicoll’s close proximity to Midland (~10 km west) adds retail amenities while its bayfront setting offers resort-like living.

Waubaushene

Waubaushene is a quiet village on the Bay of Quinte/Nottawasaga Bay boundary.  It boasts a protected fishing harbour and popular public beaches (Forest Harbour Park, Waubaushene Beach ).  The homes here range from historic cottages to newer bungalow-style houses on large lots.  Waubaushene’s winding waterfront roads and shallow bays make it ideal for kayaking, ice fishing, and a relaxed country lifestyle.

Victoria Harbour

Victoria Harbour serves as Tay’s main service hub.  This village has a large marina with scheduled boat services (ferry to Christian Island) and waterfront parks (MacKenzie Park, Albert St Beach ).  The community features a grocery store, shops, library and many restaurants.  Housing is diverse: Victorian-era homes, suburban subdivisions and lakeshore cottages along Bass and Penetang Bays.  (Note: a 2024 building moratorium exists for new sewer-connected units in Victoria Harbour until the WWTP is expanded .)

Waverley

Waverley is a small rural hamlet southwest of Victoria Harbour.  Its setting is forested and agricultural, with farmhouses and newer country homes along County Road 6.  Waverley is near the Wye Heritage Conservation Area and provides very quiet countryside living.  Services are minimal, so residents enjoy seclusion and nature, with Midland and Victoria Harbour only a short drive away.

Rural Tay

Outside the villages, rural Tay covers farmland, woodlots and waterfront properties along Georgian Bay’s bays (Sturgeon, Matchedash, Midland).  Many lakefront homes here began as cottage retreats, so buyers should check seasonal-use zoning.  Rural Tay appeals to retirees and families seeking acreage, and includes attractions like Martyrs’ Shrine (Jesuit mission site) and access to the Wye Marsh conservation area.  Road improvements are ongoing (see Infrastructure, below) to support these outlying areas.

FAQs about Tay Township Real Estate

Median Home Price?  Late 2025 data shows the average sale price around $600K .  Waterfront cottages and larger homes sell for much more, while condos or small bungalows can be in the high-$400Ks to $500Ks range.

Seasonal vs Year-Round Use?  Many smaller bayfront lots were originally seasonal cottage areas.  Check zoning: “LSR” lots may require upgrades (well, septic, insulation) to go full-time .  Most roads are year-maintained, but confirm winter access and service availability (water, phone, snowplow) for any lot.

STR Licensing or Rental Rules?  Tay does not have its own short-term rental permit system. Owners renting property short-term must follow Ontario tax regulations and ensure their usage is allowed by local zoning (e.g. tourism-commercial zones or home-based business rules).  Consult Township staff if planning rentals.

Local Infrastructure Issues?  In Victoria Harbour, a ban on new builds is in place until the wastewater plant upgrade is done .  Across Tay, significant road and facility improvements are funded by the 2025 budget (e.g. township-wide road repairs using OCIF funds ), which should enhance travel and commuting for residents.
