Ramara Homes for Sale

Discover Ramara Township’s Cottage Country Appeal

Ramara is a picturesque rural area “in the heart of cottage country along the northeastern shores of Lake Simcoe and Lake Couchiching” . Located just east of Orillia , Ramara offers a relaxed, waterfront lifestyle with boating access via the Trent–Severn Waterway and dozens of lakeside communities.  Boaters and campers flock here – the 400 km Trent–Severn canal routes connect Lake Ontario to Georgian Bay – while families and retirees enjoy sandy beaches, parks, and attractions like Casino Rama. This blend of lakeside charm and countryside character makes Ramara homes highly sought-after.  In Ramara you’ll find everything from cozy canal cottages and waterfront estates to farmland properties and new waterfront villages, all within easy reach of Orillia’s services and Highway 12 to the GTA.

Ramara Real Estate Market Overview

Ramara’s 2025 market remains robust. Recent reports show the average sold price of a home in Ramara around the mid-$700,000s .  Specifically, waterfront cottages on Lake Simcoe average roughly $1.1 million (Lagoon City canal-front excludes some sales). In contrast, rural properties (non-waterfront) average about $667,000 .  Inventory is healthy: in late 2025 there were dozens of listings, e.g. 26 new vs. 6 sold in a recent 28-day snapshot (implying more supply than demand).  Days-on-market averaged only ~34–50 days , indicating steady interest.  Over the past year, prices have ticked up (monthly gains ~11% recently ), but composition matters.  For example, Ramara’s overall inventory mix includes both high-end waterfront and modest inland homes, so median values hover in the high-$600Ks to mid-$700Ks .

  • Pricing by Property Type: Waterfront homes and cottages on Lake Simcoe command premium prices (often well over $1 M) .  Off-water cottages or rural family homes typically list from the high-$500Ks to $800Ks.  Vacant land and lots vary widely – small building lots can start below $100K, while large waterfront acreage can reach $500K–$2 M (shown in current listings, e.g. Ramara lands ranging $75K to over $2.5 M).

  • Inventory & Trends: Ramara’s diverse housing stock – from detached and multi-family homes to condos and rural lots – means buyers have many choices.  As of late 2025, new listing counts are up year-over-year , and high competition means sellers often see ~97–98% of list price .  Notably, Canal lake properties in Lagoon City are plentiful on the market, while direct lakefront lots (especially for large docks) remain scarce.

  • Investment Potential: Waterfront and recreational properties in Simcoe County (including Ramara) have long-term value due to limited supply and high demand . According to recent regional market reports, Lake Simcoe waterfront saw sales increase and prices hold value even as luxury supply grew .  Ramara’s lakeside cottages consistently attract buyers (for personal use or rentals), and experts predict rising interest in 2025 as mortgage rates ease .  Overall, Ramara’s mix of lakeside amenities and proximity to the GTA makes it a compelling choice for investors and lifestyle buyers alike.

Buyer Considerations in Ramara

  • Zoning & Development: Ramara’s Official Plan emphasizes preserving cottage-country character. Residential zones (village, rural, shoreline, etc.) have strict rules on lot creation and building.  In lakefront areas (“Shoreline Residential”), setbacks from the high-water mark and restrictions on new boathouses/docks are enforced . Large agricultural lots may be designated Greenlands or agricultural, limiting non-farm homes.  Buyers should confirm zoning and any conservation overlays before purchase.

  • Well & Septic Systems: Most properties (especially cottages) rely on private wells and septic tanks .  The Township notes any new home construction or home enlargement requires septic-system permits .  If you plan renovations or adding bedrooms, ensure the existing septic can be upgraded.  Annual septic inspections (via the provincial reinspection program) help protect lake water quality .

  • Waterfront Usage: Waterfront property owners in Ramara must follow rules: for example, building within the lakebed (boathouses) is generally prohibited, and waterfront docking/boating is regulated by the province and local bylaws.  Shoreline frontage typically allows a single private dock; any new dock or boathouse must meet setback limits.  (The official plan explicitly prohibits construction beyond high-water .)  Note some areas have municipally maintained beaches, but shoreline upkeep is mostly owner’s responsibility.

  • Short-Term Rentals (STRs): Yes – but licensed.  Ramara enacted a Short-Term Rental Accommodation bylaw in 2020 requiring all STR operators to obtain an annual licence .  The licence (with around $3,000 fee) applies to any dwelling rented for less than 28 days. Unlicensed rentals are prohibited, and properties must follow the Town’s STR code of conduct. In short, vacation rentals are allowed if you get approved and maintain compliance .

  • Commute & Access: Ramara offers a rural lifestyle within commuting distance of major centers.  The main Highway 12 runs through Ramara, linking to Orillia and Hwy 400 south.  Orillia city center is only about 10–20 minutes away , providing hospitals, schools, shopping, and highway access.  Barrie is ~40 min (via Hwy 11), and Toronto’s Pearson Airport is roughly 1.5 hours to the south .  For first-time buyers or GTA commuters, Ramara strikes a balance: you’re outside the city but can still reach it in a reasonable drive.  (Local school bus services and the nearby Georgian College campus in Orillia also support families and commuters .)

Neighborhood Highlights

  • Brechin & Lagoon City:  Brechin is a charming lakeside village on Lake Simcoe’s eastern shore.  It boasts small shops, cafes, a marina and sandy Brechin Beach at the Lagoon Canal mouth .  The Brechin Branch of the Ramara Public Library and nearby parks offer community amenities.  Lagoon City (just south of Brechin) is a unique waterfront subdivision with 18+ km of navigable canals .  Homes here often have private docks for boating.  Lagoon City has sandy beaches, tennis courts, parks and a yacht club, making it a family-friendly boating hub.  Living in Brechin or Lagoon City puts you directly on the water, with easy canal access to Lake Simcoe .

  • Bayshore Village:  A planned lakeside community on a peninsula, Bayshore Village offers resort-style living .  Homes are on spacious half-acre lots overlooking Lake Simcoe.  Bayshore has its own 9-hole golf course, swimming pool, tennis and pickleball courts, plus three harbours for boaters .  A community centre (“the Hayloft”) and marina complete the amenities.  Bayshore is highly walkable and social – nearby residents enjoy clubs, events, and a clubhouse restaurant.  It’s very convenient to services: only 8 minutes to Brechin and 20 minutes to Orillia .  Many retirees and boating enthusiasts choose Bayshore for its secure gated environment and active lakeside lifestyle.

  • Longford Mills:  Tucked amid forests and lakes (notably Lake St. John), Longford Mills is a quiet inland hamlet known for its natural beauty.  Once a lumber town, it’s now a peaceful locale of cottages and homes on larger lots.  Outdoor recreation (hiking, fishing at Lake St. John) is a draw.  The Longford Community Centre hosts local events.  While lacking big-city amenities, Longford Mills appeals to buyers seeking solitude and nature – yet it’s only ~20 min north of Orillia.

  • Rama First Nation / Casino Rama Vicinity:  Just south of Ramara lies the Chippewas of Rama First Nation reserve.  Casino Rama – a major entertainment complex – straddles the Ramara/Rama boundary .  The casino and its hotels bring jobs and nightlife to the area.  Lake Couchiching touches both Ramara and Rama; boaters often cruise between them via Atherley Narrows.  While not technically in Ramara, the proximity of Rama First Nation adds cultural events (pow wows) and recreation (round-the-clock casinos, concerts) to what’s on offer to Ramara residents.

Community FAQs

  • Average home/cottage prices in Ramara?  Most Ramara homes and cottages list in the $600K–$800K range.  Recent data show the average sold price around $715,000 .  Lakeside properties command more: direct Lake Simcoe waterfront homes averaged about $1.11 M in 2024 .  (Prices vary by size, age, and location.)

  • Are short-term rentals allowed?  Yes, with a licence.  Ramara requires any property rented under 28 days to have an annual STR licence .  Essentially you can run a short-term or vacation rental, but you must apply, pay the fee, and follow the township’s STR rules.

  • What’s the best area for year-round living?  For full-time families, the villages like Brechin (Lagoon City area) or Longford Mills are popular – they have schools, groceries, and year-round services.  Lakeside spots like Lagoon City or Bayshore are active year-round too, but some areas (private marinas, seasonal cottages) are quieter off-season.  In general, Brechin/Atherley combine lakes access with all-weather amenities.

  • Is Ramara good for boaters or retirees?  Absolutely both. Boaters love Ramara: miles of canals (Lagoon City), easy Lake Simcoe/Couchiching access, and proximity to the Trent–Severn . The area’s calm waters and public boat launches cater to boat owners. Retirees are drawn to Ramara’s peaceful, friendly communities, nature trails, and amenities (beaches, parks, library, and nearby Orillia hospital ). Many retirement communities and seniors live here enjoying lakeside walks and quiet life .
